I bought this product in 2005 with big hopes that quickly fell short. There were several updates made to the system which were provided automatically if you used the default setup.
With the new release of Version 2.5, it appears that Quicken has decided to not allow previous users to Auto Update the software if they re-install it or try to install it on a new computer.
Here's the catch.. Older versions wont open your files once the auto update runs and your files get saved.
After a painful 3 hours attempting to get an answer from customer service, I received an email telling me that the only way to open my files was pay an additional $100 to buy the newest version of the product. So, they have effectively blackmailed anyone who previously bought the product into buying it again to get to their files, if they have computer problems and have to reinstall the software.
This software is not ready for prime time. It beats a shoe box but if you have an issue with the software be prepared to go through all your receipts and manual figure out your income/expense sheets.
No, the backup files don't open either.

| This is the first piece of Quicken software that has ever really let me down. Quicken Rental Property Manager 2.0 has turned out to be a fancy interface for a spreadsheet. While it will keep tenant information and track income and expenses by property, that's about all it will do. Do not expect to be abe to issue rent receipts or anything else. Buyer beware! |

quicken's rental property management(QRPM) IS FLAWED IN SO MANY WAYS IT IS NOT WORTH BUYING.
I BOUGHT IT WITHOUT EVEN INVESTIGATING IT BASED ON INTUIT'S REPUTATION.
I WISH I HAD LOOKED AT THESE REVIEWS FIRST. NOW I'M JUST OUT A BUNCH OF MONEY FOR A PROGRAM THAT PENCIL AND PAPER WOULD DO BETTER |

Buy this product if your math is weaker than a third grader and you have no knowledge of excel spreadsheets. This is a completely useless software and my excel spreadsheet gives me more flexibility and reports than this expensive intuit product.
All this product does is to give you a GUI to add rental info such as rent received and expenses incurred. Rest is simple math - something most investors do with spreadsheet, add expenses, add income, subtract expenses from income. Very limited reporting capability. No ROI calculations or trending capabilites ( rent increases, break even analysis etc.). Less than 1 star. |

| I have a resort condo that rents on a weekly basis, and I hoped to use RPM to schedule and track that activity. RPM is almost totally unable to do any of that. You can sort of jury-rig an entry, so that end-of-year reports will still be useful, but that is all it is good for... |

| Not a very robust program. There is no export to Excel function for further analysis. You could do the same functions as this program on a legal pad. |

This software is no better than a paper and pencil. No great analysis, reminders or quick fill-ins.
If you've entered your income and expenses for your rental property in your checkbook in Quicken Premier, you have to do it a second time in Rental Property manager. There is no interrelation between the basic Quicken and this software. And, if you've assigned tax categories in the regular Quicken, it does a better job importing into Tax Cut than does this program. |

| If you have many rental properties to keep track of, this program doesn't do much to help you, except total the figures you have entered. Basic automatic functions, like adding rent due at the beginning of each month and late fees on a date specified would go a long way to making this a better program. Also a notice function of late rents would be helpful. Another good feature would be some type of interface with the regular Quicken program to save double entries of rents received and expenses. Right now, it is basically a manual journal that you type into your computer rather than write in paper form. Such as it is, by computer or by paper entry, the bookkeeping takes the same amount of time, so no point in spending the money. I expect more from Quicken. |
